Excellent oasis in downtown Austin

This is a great place to stay in downtown Austin close to all of the action. It's location is near a plethora of iconic restaurants, and an easy walk to Zilker Park. There is one bathroom location on site. One side is for men and the other side is for women with two stalls and 3 showers a piece. There is also a laundry facility on site as well which is centrally located in the middle of the park. It is an older and well kept facility. The people are very nice and welcoming and helpful. Definitely a must if you want to experience downtown Austin.

Tried to get a spot for 1-2 months... Yea right! They had a waiting list of over 100 people and not taking applications. Really nice park and great location. It looked like 99% of the spots were full-timers. Have to wait for someone to die to get into this place for more than a night.

Great little park

This park is clean. It is mainly full time residents that live in RV's. They have 12 spots for nightly rentals. Laundry and bathrooms need some love. Roads are a little tight but doable. Staff is friendly, residents are friendly. This park is about location. You can walk to a food truck park and pick anything you want to eat. Thom's market has a variety of groceries and supplies. They have pull thru sites, good spacing, NO cable TV, kid and dog friendly. Trees could use a trim and they really need to lift some of the power lines higher. We barely cleared them in our class A. I would stay here again. They only take cash for payment. Location Location Location!! That's what this park is about.

Basic small park with good people. Daily sites only water and power. Dump station on way out. Bathroom needs an overhaul. Will return. Lots to do in walking distance.

Downtown Living

Forget all the other reviews, this place is a GEM. It is the very LAST RV park within the city of Austin. All the other parks sold their land for condos. It is EASY walking distance from Barton Springs swimming hole, Zilker Park, LadyBird Lake, a TON of great local food places with live music, Alamo Drafthouse is a .7 mile walk... Uber is $4 downtown. Bus is across the street. This park is about the location. Sure, they don't use a computer system at the front desk and they have not updated their bathrooms since the 70s. But really? Who cares? Water hookups, sewer hookups, 30/50 amp service, showers have hot water. Located on property that would cost $3000 a month to rent if you were renting a condo. I am happy this place still exists.

All other reviews have provided accurate descriptions of the benefits so I'll just add this warning-- use a power monitor or risk burning out your a/c. Our MH lost all power when the monitor detected low voltage from the 30A park outlet and disconnected our coach.

Shady and in town

Residents here pay $1100/mo, and for that money, the facilities should not be so old, filthy, and ant-ridden. I loved the location and so will you, and the sites are oversized and quite cool and shady.

Great location great people

Pulled in and we have a 45 Super C. I pulled in the wrong entrance and they helped me back up on to the street while blocking traffic and escorted me to my site. They are great people. And the location is great. Nothing bad to say. Stayed here in April 2019

Awesome park in the heart of Austin. All of the positive reviews are spot on. Excellent location for food or music so you can bike or walk to everything you need. The staff was great and gave great insight into music venues, artist and the food. Bartins hike, bike trail access right beside park, great riding along the river and lake. We will come back again and stay as many weeks as they have open.

What a great rustic park within the city. This is right downtown, no need for a car once you're here to go explore the eclectic shops and points if interest. Does are gravel and have full hookups, but nothing fancy, keeping with the first look atmosphere.
