Beautiful but be careful

There is a 'resort fee' of about ten dollars a night, a first for me, in addition to the normal lodging taxes. Net-net it will cost you about $20 more a night than they advertise.
Also, the sites facing the lake, for the most part are back-ins, a poor design choice.
All this being said, it is a beautiful, newer park overlooking a scenic lake in the Smokies.

This place is perfect. The sites on the hill are fabulous ( if you don't want to be close to the pool). Great views1. The sites on the outside rim facing the lake are stunning. The staff here are friendly and very helpful and extremely proud of this park. They are currently in their third season. We will be back!

We stayed 4 nights during Easter and had a great time ,great sites ,great staff and beautiful landscaping .Also clean bathhouse . Only con was the small pet area.

There are many places to camp in Pigeon Forge and Gatlinburg but this is a great campground about 15 min's out that is just the best. We didn't want to stay in those areas because of the crowds. This was our second year camping at Anchor Down. We love this place and the views are great. We were in site 40 and had beautiful view. Plenty of room between sites and very quiet late at night. The pool is very clean. There is also a slide in the pool the everyone likes. My only concern would be that they need supervision on the slide area since it gets really crazy with all the kids not waiting until you are safely down. We took the boat ride with Bill and that was nice. He knows a lot about the lake. All the staff are very nice. They have a new bathhouse and laundry room added this year. There is also another bathhouse on the grounds. There is a new dog park although we did not bring ours this time around. We have already booked for next year. It just draws you back. You can book two years out. The water sites are hard to get since they book up so fast. We asked to be on a waiting list in case something opens up. It was so good to get away and relax and just enjoy the area. Beside Pigeon Forge be sure to check out Bush's Baked Bean" visitors center and their cafe. It's a fun place. We are already looking forward to getting back there in 2018. HAPPY CAMPING!

Will spoil you

All we can say, is we keep coming back. Can't find a nicer park to go to. The people that have written not so positive reviews here, simply can't be pleased. Probably have been here 12 times since they opened, In Our coach. The owners and staff are wonderful people.

Awesome Place

This place is awesome. There's nothing left to say then what's already been mentioned in the other positive reviews. Not sure what the one negative review was talking about when they mentioned an un-level site?? I looked and all sites & all are nearly 100% level. As for walking the dog?? Even if there are so many golf carts on the roads (it's not as bad as they made it sound & we were there when they had no more carts left to rent) you can take the dog to the large hilly area separating the top sites from the bottom sites.
The negative reviewer is correct, they need another bathhouse down below closer to the sites by the water. They do have two showers by the pool just as an FYI.
As for the sites, pay the extra money for the better sites....it's worth it.

AD has made us "camping snobs"

We have been camping here since their first season and have been pleased every time. We have been in other campgrounds that when full you had to ask people to move their vehicles so you could get your camper in and it would still be tight and take multiple attempts to back in. Not here. We have as many as 6 dogs when group camping. No problem. We've tried numerous sites and obviously some are better than others, but that's mostly based on the view. GREAT pool! GREAT scenery! GREAT owners and staff. Only complaint is the more people that find out about this place the harder it is to get a reservation. What a problem for the owners to have.

Whether you need to escape from the worries of life, or celebrate your successes-- Anchor Down RV Resort in Dandridge, TN on Douglas Lake is absolutely the place to go! As full-time RV'ers we have the occasion to stay in some very nice places; this one rivals the best of them. I dare to say it is the nicest place we have ever stayed.
First, the setting is on a beautiful lake with a view of the skyline of the Smoky Mountains. Sunrise is the phenomenon here. The entrance is very inviting and the landscaping is lush with beautiful accent lighting at night. The office has a good variety of supplies, and the staff are both friendly and helpful. The bath house is unlike anything else and very nice with about 6 separate, spacious shower rooms. I don't normally use shower rooms, but I did take the opportunity to experience the ones at Anchor Down. The laundry facility was also nice. They rent golf carts, have basketball courts, pickle ball courts, a doggie exercise park, sand volleyball, a pavilion, playground for kids, a boat dock, a pool with a water slide, and the most awesome fireplaces you can imagine at many sites. Security is tight, as well. They have spared no expense at Anchor Down, and the vision for the future is still developing.
Anchor Down is also conveniently located to both Knoxville and the Great Smoky Mountains, being just 15:00 from Pigeon Forge. However, there is a grocery store and other necessities about 4 miles away. My family lives an hour from Anchor Down, and we liked it so much that we decided it was worth staying and making the commute for the month of November while visiting. They do close down from December 1 thru March 1, but have sites on the hill that they operate for those passing thru. I promise you will not be disappointed if you choose to make Anchor Down your get-away. Sites are somewhat pricey but well worth it. Prepare to not want to leave!

This will be our 2nd visit here. The first was last year and we loved the clean park and the showers and laundry room were spotless. The owners were such nice people. Might be a little pricey, but if the wife wants to return then it's worth it.

This resort is truly a resort....it is clean, beautiful, and the design was well-planned. The stacked stone fireplaces and spectacular views of Lake Douglas are amazing. We will be back, again and again!

This is probably the nicest RV park (Resort) I have ever seen or stayed at. I have never seen such nice bath houses as the ones here. The sites are amazing...level and clean, and the views...wow. Great staff, lots of local activities, and tons of amenities.

I've already rated this place once or twice and it's always a 10 on a 5 scale! We travel full-time and go to a lot of beautiful places. We've stayed at a lot of resorts. I can honestly say none rival this place! It is my absolute favorite! Fortunately for me, I grew up in this area and have the opportunity to stay here several times a year when visiting family and friends! You just have to experience it for yourself!!!

Have you ever stayed at a campground (or ANY vacation spot) and found yourself crying when leaving because you will miss it so much??!!! Never had I before....THIS is what happens Anchor Down RV Resort - Dandridge, TN ...so magical that even though you know you will return soon and many times after, you cry leaving because you will miss it all in between visits! This is where dreams are found. I fell in love from day one and never wanted to leave! We had our 3 kids and 3 furbabies. Everyone had a blast! Staff work hard around the clock to make this place the best experience ever!!

Stayed as part of the Dynamax rally. Friendly folks, great park with pool, beach, boat rentals, golf car rentals. Stay on the hill in site 9. Nice breeze, view and trees in the back for shade. No trees for shade on lower sites.
Didn’t get 5 stars because of poor WiFi connection.

The nicest park we've stayed at. Everything is so nice and clean. Lots of amenities...free WiFi that actually works at your site. Bathrooms and showers are available. Pool with slide, game room, beach with slide, volleyball court & trampoline in the water. Beautiful stone fireplaces throughout the park.

If the sites were level I would have given this park a 5 rating. Site size is average but pads are concrete. Roads are blacktop and they have a large gravel lot for big toads. Very friendly/helpful staff. We will stay here again. It was a good location for us visiting this part of the mountains.

This is an amazing RV Resort. Extremely clean, full hook ups, we are in site 8 and spacious site. Some of the less expensive sites are tight !!! Grounds are very maintained, nice pool, game room, food truck, golf cart rentals ( I suggest renting one, there are lots of hills) right on the lake with Mountain View s. Nice lake activities.

Stayed for 2 nights during our cross-country journey, wished we had planned to stay longer. The resort is very efficiently run, clean, complete, friendly (pets too) and we really enjoyed our brief stay. Almost every site has a spectacular view of Lake Douglas and the beach front and pool are great. Bathrooms/laundry is immaculate, staff is friendly and accommodating, snack bar and general store are well stocked and affordable.

No Rules, no shade, no supervision

We were at this resort the first week of August. It was very crowded with almost all spaces occupied. Unfortunately the staff isn t trained to handle this many campers.
Golf carts are available for rental and you can also bring your own. While so many golf carts on the roads is dangerous in itself, letting children under 16 (and even under 10) drive, makes for a very dangerous situation. We personally saw a child hit a dog that was leashed and a woman carrying a baby and a pool float. While neither was hurt, children do not belong behind the wheel of a golf cart. The speed limit is 7 mph, trust me, the golf carts were going about 15-20.
Our air conditioner never stopped because there are no trees except at the highest sites and even they don t offer much shade.
While they have many water amenities, there are not enough chairs and people have no courtesy to take their things off extra chairs so someone else will may use it.
Everything is clean and beautiful, the camp hosts are super friendly, but the sites are extremely close together and too many children run wild. If you like a place you can let your kids loose at while you swim, drink or whatever, this is the place for you.
We will not be back.
This park has a gorgeous view and I think most get caught up in that.
